Hilton Grand Vacations Club Part 4 - Who's in Charge?
Well, we’ve made it to the end of the road, Sugar. We’ve sliced the pie, counted the pennies, and learned how to mind our manners. Now, for our final chat, we need to sort out the family tree.
I know it’s confusing. You’re staying in a 3rd party building, booking through Hilton, and paying an Association. It’s like a potluck where everyone brought a different casserole—it all works together, but you need to know who to thank (or who to call) for what.
I’ve reviewed the Management Agreements and Association Bylaws, and I’m going to lay out exactly who is running the show. Think of this as your "Who’s Who" guide so you aren't calling the wrong number when the A/C acts up.
Q: Who actually represents me as an owner?
A: The Association (HTLV Vacation Owners Association, Inc.)
This is the big kahuna. The HTLV Vacation Owners Association is a non-profit corporation. When you bought your deed, you automatically became a member of this Association.
They are the ones legally responsible for the "Vacation Ownership Plan." They elect a Board of Directors to make the big decisions, set the budget, and look out for your interests. They are the voice of the owners.
Q: Who handles my reservations and billing?
A: The Manager (Hilton Grand Vacations Management, LLC)
The Association is like the homeowner, but they don't want to mow the lawn themselves. So, they hired Hilton Grand Vacations Management, LLC (we'll call them the Manager) to handle the day-to-day grunt work.
According to the Management Agreement, these are the folks you talk to most often. They handle:
- Reservations: Booking your week.
- The Money: Sending out maintenance fee bills and collecting the cash.
- Records: Keeping the list of owners updated.
If you have a question about your bill or your booking, you call the Manager.
Q: Who fixes the elevators and cleans the pool?
A: The Hotel Operator
Here is where it gets tricky, so listen up. Our "Vacation Suites" are just one part of the bigger Hotel building. We don't own the lobby, the elevators, or the pool; we just have the right to use them.
The Hotel Operator manages the whole building. They operate under an Operating Services Agreement and an Access and Use Agreement.
- Shared Components: They maintain the "Shared Components" (lobby, pool, exterior).
- On-Site Services: They provide the housekeeping, the front desk check-in, and the engineering (fixing that A/C).
So, if your toilet is running, the Hotel Operator's staff will likely be the ones fixing it, even though you booked through Hilton and paid the Association.
Q: Do I get a say in how things are run?
A: Yes, you have Voting Rights.
You aren't just a guest; you're an owner with a voice. According to the Bylaws, you have the right to vote on Association matters (like electing the Board).
Your voting power depends on what you own:
- Annual Ownership: You get 1 Vote.
- Biennial Ownership (Every other year): You get 1/2 Vote.
